This project featured two large assembly buildings and a Phase II addition of a saw shed for a truss manufacturing facility located in a Light Industrial (ML) zoning district. PSI acted as lead consultant and worked with the owner to lay out the interior and exterior for efficiency in production. Landscaping was created at the outer perimeter of the facility, and included trees, shrubs, groundcover, and lawn consistent for aesthetics and noise reduction. Site lighting was provided for exterior site areas. Challenges involved coordination between Truss Way, neighbors, and Clark County officials to mitigate noise impacts. Based on success of I & II, PSI led a similar project in Pasco. Phase II there is planned as a multi-tenant commercial office building.

Western Machine Works

PSI coordinated the land use permitting for this nearly 5 acre phased project, as well as the architectural designs for the buildings. Phase I included a 16,320 SF single bay machine shop and a 1,680 SF modular building with offices and restrooms. Phase II included additions to the first structures and completed additional parking. While the proposed structures are large, a small number of employees would be working at the site. At build-out, the project will consist of a 65,360 SF complex consisting of multiple bay areas, a shop area, and a 4,000 SF two-story office building.

Port of Vancouver Tri Star Transload

Conducted Certified Arborist tree inventory of the Tri Star Transload storage facility. The plan addressed City concerns while implementing a theme for future development of the Port of Vancouver. The landscape design involved screening, buffering and adaptation of the Port’s existing signage, while preserving the integrity of the natural wetland by incorporating existing trees into the design. The resultant natural buffer provides effective screening for the vast storage facility and its attendant large cranes.

Schnitzer Steel International Terminal

Certified Arborist PSI Prepared landscape designs, planting and parking plans, as well as a tree inventory for Schnitzer International Terminals (IT). The plans for this project were constructed within time-specific windows bounded by migration patterns of several species of fish, some endangered. The special requirements of the Willamette River Riparian Greenway, which runs through the International Terminals were also considered. Complex City of Portland negotiations surrounded the redevelopment and restoration of environmentally sensitive areas along the Willamette River while accommodating heavy industrial uses. The site encompasses 30 acres and includes shipping berths and a Gantry crane docking facility.

J & J Trucking

PSI coordinated the land use permitting for this 4 acre project, as well as the architectural designs for a two-story industrial building to be used for truck fleet maintenance, parts storage and administrative offices. In addition to the proposed building and fueling station, outdoor truck storage/parking for up to 40 trucks and passenger vehicles was designed.
