108-acre live/work development which includes 6th Street Station, a residential community with 167 single and attached dwelling units, with sustainable construction products and methods, energy efficiency and clean air practices. PSI designed distinctive entry monumentation for the major arterials and clock towers at the commercial site. Landscape Architecture for 6th Street Station included a park, common areas, model homes, picnic area and streetscapes. Additionally, trail alignment was coordinated with a Battle Ground community trail. This “green” live/work project includes the public library, multiple restaurants and services and is walking distance to Main Street Battle Ground and the skate park.

Developed Landscape Master Plans for 13 acre central park / open space and streetscape and pedestrian corridors for a 400 acre development. Master Plans included recreation amenities and pedestrian circulation. Extensive design of large entry / monument fountains, amphitheater, ponds, and waterfalls. Design development for streetscape elements included: pedestrian crossings, pedestrian visibility, pedestrian connectivity, street furnishings, street lighting, access management, and passive traffic calming. Prepared landscape and irrigation plans for a number of CTC buildings and other businesses within the tech center as lots were developed. Worked with the developer and governing agency to modify existing landscape design guidelines.

PSI designed this project as a pedestrian oriented village consisting of office space, commercial, retail, services, church, and residential units, centering on a large central plaza and main street. The ground floor of most buildings will be devoted to retail goods and services. Typical merchants will include small specialty shops, street-side cafes, fine dining, eating/drinking establishments, personal services, ethnic markets, and similar uses. The second and third floors of some buildings will be devoted to apartment and / or condominium residential uses. The second and third floors of other buildings will be primarily devoted to office use. The village will have a European flavor with a church square. All uses within the village will utilize shared parking. At build-out the nearly 14 acre site will accommodate 353,360 SF of building area.

Designed as a mixed use community consisting of single family attached units, live-work units, a retail commercial building, and a mixed use commercial building consisting of retail, office, and apartments. Several aspects of innovative design were proposed including passive and active open space, a recreation facility, site specific road standards, and integration of residential and commercial uses. A phasing plan was developed to separate construction into individual components allowing for the logical extension of infrastructure improvements for the nearly 4 acre site.

The project involved platting the site and establishing 6 construction phases and 2 infrastructure phases in a mixed use, commercial / single-family attached residential development. The land division process created 33 single-family attached lots and commercial lot. A three-story commercial building is proposed, offering first floor commercial / retail space and second and third floor commercial / office space. The 33 single–family attached dwelling units will fill the remainder of the site. Open space provides passive recreation, pedestrian trails, and connections to and through the site.

This project involved the development of a mixed-use building, public rights-of-way, and a water management facility. The conceptual design is for 60,000 SF on three above-grade floors and one below-grade floor. The first and second floor measures approximately 16,000 SF each and will likely contain a mix of office, retail, and service tenants. The third floor measures approximately 12,000 SF and will consist of up to 10 dwelling units. The below grade floor of approximately 16,000 SF will contain secure parking, mechanical space and storage. Other potential elements include roof and terrace gardens, landscaped walks plazas and terraces, water management facilities, and open areas.

Parker Village is a mixed use project consisting of a 76 lot subdivision on approximately 9.32 acres of property located within the Camas municipal boundary. The subdivision is designed to 69 lots for single family attached dwellings, a commercial lot and 6 lots for live-work mixed use structures. Additionally, a neighborhood park is located at the center of the village and provides a pedestrian plaza, seat walls, children’s play structure, pavilion, picnic facilities, and a high degree of landscaping. The park, accessed by pedestrian pathways and enhanced landscaping, invites pedestrians into the central open space. Unique landscaping features dry creek beds meandering through the entry park.

PSI guided this project through site plan approval while dealing with environmental issues. Ultimately, a four-story mixed use building is planned on the 1 acre site. The building proposes space for retail services, a drive-up restaurant as well as two walk-in restaurants on the ground floor. The second and third floors will be office space, while the fourth floor will be a penthouse with a rooftop garden.

PSI designed the Timmen Road Mixed Use Ordinance to consider the unique characteristics and development potential associated with this 32 acre site. The proposed land uses of the site include Commercial, Single Family Residential, and Multifamily Residential. The project proposes the establishment of a commercial village centered on a central roundabout. Multifamily residences (in the form of for-rent dwellings and condominium dwellings) would be located above the commercial uses. Additionally, accessory commercial uses could be established on the first floor of single family residences located in specific areas of the subdivision. Three parks are proposed on the site. Two will be themed for children’s activities, while the third will be themed for adult activities and centered on views. Pedestrian-friendly walkways will draw the site together. PSI worked with the City of La Center in establishing a new mixed use ordinance.
