PSI designed a 2 acre scenic overlook that interprets natural and cultural history of the viewed area. The site design features multiple venues for individual, small group and large group naturalistic, interpretive areas The City requested an innovative approach that would utilize local building materials and provide insight into the local history and geology. Public safety was an overriding concern since the overlook cantilevers over a sheer rock face 80 feet high. The interpretation includes designs prepared by our graphic artist that were transferred into the paved surfaces. The interpretative areas include group interactive opportunities featuring rock, fossils, and plant materials.

Vehicle Emmissions Test Facilities

This project involved two locations: Salmon Creek and Cascade Park for emissions testing. Cascade Park was developed on a licensing mall concept. The concept allowed the addition of a driver’s license facility and a state patrol vehicle inspection station. PSI acted as the development manager profiling the site and performing feasibility studies. We acted as the lead consultant in designing the site and building adaptation. The project involved complex traffic circulation issues, creative water quality adaptation, and the preservation of numerous trees.

C-Tran

Planning Solutions, Inc. and Maintenance Design Group prepared a Preliminary Facility Needs Assessment to help C-Tran determine the spatial needs for future Administration, Operations, and Maintenance, and project the amount of land necessary to accommodate those facilities based on a 2024 planning horizon. PSI and MDG gathered information through a series of site visits; meetings with C-Tran personnel; workshops with key personnel, followed by a visioning discussion of current operations, expansion plans, as well as new and emerging technology.

Developed landscape design to highlight major entries into the City of Vancouver. Design considered existing trees, roadways, businesses, and new entry monumentation / signage. Coordination with state and local agencies allowed for the sharing of resources, such as irrigation services and power, between the various rights-of-way. Existing trees were assessed and transplanting coordinated. Construction documentation provided included landscape, irrigation, and aesthetic lighting plans.

Conducted extensive public involvement to ascertain the needs of businesses and residents with the results being incorporated into a master plan and subsequent construction documents. Designed street tree plantings, bike lanes / facilities, plaza, pocket park, accessible crossings, and street furnishings for Phase I and II.

PSI was commissioned by the City of Tillamook to develop the Town Square Master Plan into an actual 1,900 SF building. In addition to the glass waiting area, the project includes a covered bus pedestrian pick-up and drop-off area and a brick “box” that houses a shared office for the Transit District and Chamber of Commerce, public restroom facilities, and a second story for future growth.

Tillamook County Transit Bus Maintenance Facility

Commissioned by the Tillamook County Transit District to review and update the final phase of their bus operations and maintenance facility. The 5500 SF building, 3000 SF covered walkway and clock tower is scheduled to start construction in 2010.

Development of .3 miles of urban/suburban streetscape with enhanced paving, tree wells, and street furnishings for Phases 2A, 3, 4 and I-5 interchange. Certified Arborist had extensive involvement in evaluating impacts of road and utility alignment on a significant grove of trees. Prepared landscape plans, irrigation plans, construction and bid documents as well as construction observation.

Landscape design for 1.4 miles of street trees, ground cover, wall and median plantings. Adaptation of the roadway grade and alignment through significant stands of existing trees located on site and neighboring properties. The design resulted in implementing construction techniques to minimize impacts to existing trees.
